Course 1

This first step to becoming a real estate salesperson:

  • Gives an overview of the benefits, challenges and limitations of a real estate career.
  • Provides details regarding salesperson responsibilities, how the marketplace operates and what principles impact value, along with in-depth real estate calculations needed for listing and selling property.
  • Develops the analytic skills and knowledge levels necessary to address advanced course materials

Course 2

Pre-requisites: Successful completion of Course 1
A demanding, detail-oriented program, Course 2 gives you the knowledge you need to assist buyers and sellers making marketplace decisions. Course 2 focuses on:

  • Property ownership rights and limitations
  • Current land registry systems and planning processes including land use restrictions
  • Statutory and legal requirements affecting real property
  • Marketplace trading practices are emphasized, as is a solid grounding in residential construction, agency relationships, and widely-accepted property valuation methods.


Course 3 General & Advanced

Pre-requisites: Successful completion of Course 1 and Course 2

In the Course 3 General & Advanced Residential:

  • Is designed to meet the practical demands of today’s residential marketplace.
  • Emphasizes drafting skills for agency documents, residential agreements of purchase and sale (including condominium), and agreements to lease.
  • Follows the entire residential real estate transaction from initial listing to final negotiations and closing. You will encounter real-life scenarios demanding skills in offer preparation, counter-offers, clause writing, mortgage financing, and the use of standardized forms and procedures.

In the Course 3 General & Advanced Commercial Course:

  • Focus is on basic investment decisions and the fundamentals of buyer/seller representation including proposals and marketing strategies.
  • As with Phase 3 Residential, you will draft agreements and prepare related documentation.
  • Emphasis is on discussions and exercises, which include specialty areas such as retail and office leasing, sale of businesses, and industrial real estate.

Real Property Law ( Mandatory):

This is the only mandatory Articling course you must take. It addresses challenges often faced by practitioners when negotiating offers, preparing agreements, drafting clauses and concluding sales. Subject matter includes documenting detailed agency relationships, structuring complex agreements, and clause drafting skills. Gain essential skills to better analyze real estate situations and make informed decisions in the fast-paced real estate market.

Elective Courses: (You have To Choose One)

Principal of Appraisal :

Knowing how to accurately appraise property is crucial to a successful real estate career. This intermediate level appraisal course builds on Phase 1 valuation fundamentals while highlighting the practical day-to-day methodologies needed to accurately estimate values when listing, marketing, financing, and selling residential property.

Learn to identify and discuss detailed steps within the appraisal process, apply appraisal techniques, analyze common marketplace scenarios, and complete detailed form reports. Particular emphasis is placed on detailed site and building analysis and the effective use of comparable sales data in arriving at market value.

This course was developed by practicing appraisal professionals to ensure timely, informative content.

Real Estate Investment Analysis:

Discover proven techniques and reliable investment methodologies for the commercial marketplace.

Course materials emphasize comparative analytic tools found in today's marketplace, advanced direct and yield capitalization techniques, before and after tax cash flow estimates, net present value calculations and internal rates of return. This hands-on course is built around detailed property analysis worksheets, the analysis of operational and sale proceeds cash flows, and extensive use of advanced calculator functions.

Principles of Mortgage Financing:

As a real estate salesperson, you will need to analyze mortgage markets, including mortgage products, and financing options. In this course, we explore mortgage origination along with the mortgage broker role, regulatory requirements, mortgage practices/procedures (e.g., rights/responsibilities/remedies), and professional conduct. You will perform advanced calculations involving interest penalties, discounting, bonuses, and interest rate buy downs to enhance negotiating skills. Small business loans to large commercial mortgages are covered as well as underwriting, qualifying, ownership structures and financial reports.

This course is taught by real estate and/or mortgage brokers with a minimum of five year' experience and certified by the associated College.

 

Principles of Property Management:

Property management functions can vary in the marketplace. Accordingly, the program addresses various residential and commercial scenarios to highlight typical functions and duties. Introduces essential knowledge about the management and operation of an income-producing property on behalf of an owner. Management plans are highlighted along with appropriate action plans based on systematic property and market analysis. Practical know-how concerning tenant relations and operating/reporting procedures are underscored, along with practical guidelines regarding property leasing, rent collection, expenses and building maintenance.
